For many years, if you wanted to understand Lagos property prices, you looked at oil money and banking money. That story has changed.

Today, the money pushing Lagos housing is tech money.

Lagos now has over 1,500 active startups. Fintechs like Paystack, Flutterwave, Moniepoint and hundreds of smaller teams are hiring thousands of young people earning in naira and dollars. When these young people start earning, the first thing they want is a better place to live.

This is why rent is climbing in certain parts of Lagos even when other parts remain slow.

Before, people lived where their family lived. Now, tech workers live where work is.

The best example is Yaba. Ten years ago, Yaba was known for UNILAG and markets. Today it is called Yabacon Valley. Co-working spaces, small startup offices and tech hubs have taken over many buildings along Herbert Macaulay and Montgomery Road. Developers are converting old houses into serviced apartments because a young developer would rather pay 2.5 million naira for a one bedroom with fast fiber internet and 18 hour power than pay 1.2 million in a bigger flat with no internet.

Lekki is feeling the same effect in a different way. Phase 1, Ajah and Ikate are now filled with remote workers for US and UK companies. What do they ask agents first? Not how many bedrooms. They ask about internet speed, power backup and if there is a work table. Many estates in Lekki now advertise starlink ready and remote work friendly because that is what sells.

Even Victoria Island and Ikoyi are benefitting. Senior product managers, founders who just raised funds, and crypto traders want prestige addresses close to investor meetings and lounges. That demand keeps luxury flat prices high on the Island.

So what exactly does this new tech renter want? It is very different from what landlords used to build for.

They want a small but smart space, not necessarily big. They want 24 hours electricity with inverter or generator, fast internet as standard like water, security that works, and location that cuts daily traffic from two hours to 30 minutes. They will pay extra if an estate has a small co-working area downstairs.

This is forcing developers to change. The old model of just building 3 bedroom flats and putting tiles is no longer enough. New projects now include business lounges, backup internet, solar power and flexible payment for monthly rent.

But there is a problem. Lagos does not have enough good houses for this growing group. Good infrastructure roads, drainage, power and water have not grown as fast as tech jobs. So the few areas that have these things become very expensive. That is why rent in Yaba has doubled in three years and why Lekki service apartments are now out of reach for many non-tech workers.

Will this continue? All signs say yes.

As more fintechs and AI startups launch in Lagos and more Nigerians get remote jobs paying in dollars, demand for quality housing near tech clusters will only increase. For investors, this is an opportunity. Buying land or building rental units around Yaba, Ebute Metta, Ikate, Sangotedo and even Eko Atlantic corridor could deliver strong rental returns if you build what tech workers want.

Technology may not have built houses in Lagos, but it is deciding which houses will make money in the next five years.

Lagos housing market is no longer just about location. It is about lifestyle, internet and power. And tech boom is writing that new rule.
